Why a holiday rental needs a concierge

The questions are always the same. What changes is the hour they arrive.

And the language they are written in. In a rental with no reception, the owner answers them between a clean and a check-in, over dinner or already in bed. These are the ones the concierge starts answering for you.

Before arriving

  • “Can we check in after midnight?”
  • “How do we get there from the airport?”
  • “Where can we leave the car?”

At the property

  • “What is the Wi-Fi network?”
  • “Can we bring the dog?”
  • “How late can we stay on the last day?”

Around

  • “Where can we eat well nearby?”
  • “What is worth seeing in a day?”
  • “Is there a supermarket open on Sunday?”

Booking

  • “Do you have anything free next weekend?”
  • “Is there room for a family of five?”
  • “Can I book without going through Booking.com?”

The answers are the ones you give us: your times, your rules, the places you usually recommend. When a new question comes up, we let you know and the answer becomes part of what the concierge knows.

How it answers

It answers the way the owner would, with what the owner has told it.

This is AI guest messaging that does not make it up as it goes along: everything it says about the property comes from the information you gave us, and whatever is not there, it does not invent.

With the information you choose to give

Times, house rules, how to get there, where to eat, what to see: it answers with what you tell us. About your property, it never goes looking anywhere else.

At any hour, in the guest's language

At two in the morning or on a Sunday in August, in English, French or German: it answers in seconds, in whatever language the guest writes in, and nobody waits for the owner to wake up.

It never makes things up

When it does not know, it says so and gives your contact details. It does not promise what the property does not have.

It leads to booking direct

Anyone who wants to book gets the link to your website, with the dates already filled in where your booking engine allows. That booking pays no commission to any platform.

It looks things up online, if you want

With Web Search it finds what the property does not know: the weather, a concert, the pharmacy that is open. It can also stay switched off.

The same concierge on your rental's WhatsApp, on the number guests already have.

Guests write to the property's WhatsApp, as always. The concierge answers there too, with the same information as on the website, and the owner stays on the WhatsApp Business app, on the same phone. When the owner writes in the conversation, the concierge goes quiet.

Already answering

The same question at two properties, and two different answers.

Both concierges were asked the same question in English, "Do you have breakfast?", and neither property serves breakfast. Even so, neither concierge stopped at "no": each answered with what its own property has to offer. These are screenshots of concierges that are live, and you can ask them the same question.

And the website?

Already have a website? The concierge slots in. Don't have one? We build both.

The concierge lives where your guests already are: on the website you have, on the property's WhatsApp, behind a link and a QR code inside the property. If your website brings no bookings, or does not exist yet, we build it with the concierge inside, designed for people who book direct.

On the website you already haveIt goes in as a widget, without touching the rest of the site.
Behind a link and a QR codeFor the confirmation email and for inside the property, where guests open it on their phone.
On the property's WhatsAppThe same concierge, on the number guests already have.
On a new websiteFast, compliant with holiday rental law and with direct booking: see our websites for holiday rentals.
How it is set up

From the first conversation to the first guest answered.

The technical side is down to us. On your side, all it takes is knowing your property the way you already do.

Tell us about your property

The times, the rules, how to get there and what you usually recommend, in a form of your own that you can fill in bit by bit.

We build the concierge

With your information, your property's name and colours, and the tone you use with your guests.

We test it with you

With the questions your guests ask. It only starts answering guests once it is the way you want it.

It starts answering

On your website, behind the link and the QR code in the property and, if you like, on WhatsApp. New questions that come up are added to what it already knows.

Frequently asked questions

What holiday rental owners ask us.

What is an AI concierge for holiday rentals?
It is a chat assistant that looks after your guests on your website and, if you like, on the property's WhatsApp. It answers the usual questions (check-in, getting there, parking, Wi-Fi, house rules, where to eat) at any hour and in the language each guest writes in, using only the information you give us.
Vacation rental AI concierge, guesthouse chatbot or virtual assistant: what is the difference?
It is an AI chatbot: all three names mean the same thing. The difference lies with menu chatbots, which only know the buttons someone put in them. This concierge answers whatever the guest writes, in their own words, from your property's information, and when it does not know, it says so.
Does the concierge answer inside Airbnb or Booking.com?
No. It answers on your website, as a widget or on a page of its own that opens from a link or a QR code, and on the property's WhatsApp. Guests who booked through a platform find it on the QR code inside the property, or on WhatsApp if you give them the number.
Airbnb automated messages or a concierge: what is the difference?
Airbnb's quick replies are messages you write in advance and send or schedule inside the platform, such as arrival instructions. The concierge answers whatever the guest writes, even if nobody saw the question coming, with your property's information, on your website, behind the QR code and on WhatsApp. It sends nothing through Airbnb and never starts a conversation, so the two work side by side.
I have self check-in. Can the concierge explain to guests how to get in?
Yes, with the instructions you give us: where the key safe or the smart lock is, what time they can arrive, where to leave the car and what to do if something goes wrong. It does not check anyone in or open doors. You keep sending the entry code to whoever booked, because the concierge answers anyone who writes to it, guest or not.
What happens when a guest asks something the concierge does not know?
It says it does not know and gives your contact details, instead of guessing. On WhatsApp, guests can ask for a person at any moment and the conversation passes to you. New questions are not lost either: we let you know, add the answer and, from then on, the concierge knows it.
Can I decide what the concierge tells guests?
You can, and that is where it starts. About your property, the concierge says what you tell us and nothing more: times, rules, recommendations and prices, if you want it to give them. When something changes, tell us and the answer changes.
Does it also answer on the property's WhatsApp?
Yes, on the number your guests already use. You can let guests choose between the concierge and a person during the day and have the concierge answer first at night, and when you write from the WhatsApp Business app the concierge goes quiet in that conversation. We connect it with you over the phone, and the number remains yours.
Does the concierge know what is happening in town?
If you want it to, yes. With Web Search, the guest flips the Web switch at the top of the chat and the concierge looks up the weather, a museum's opening hours or the pharmacy that is open. About your property, the information you gave us always rules. On WhatsApp it does not search, and search can also stay switched off.
How much does an AI concierge for a holiday rental cost?
It depends on the number of units, the languages and where you want it: on your website only, or on WhatsApp too. Tell us the essentials in the form and we will send you a proposal.
